Why Leidsche Rijn is so popular with expats

Leidsche Rijn is the newest part of Utrecht and one of the largest new-build districts in the Netherlands. The first homes were completed in 1998, and today around 95,000 people live in Leidsche Rijn and neighbouring Vleuten-De Meern. For internationals it has become one of the favourite places in the Utrecht region to buy a home. Here is why.

1. Modern, energy-efficient homes

Most homes here were built after 2000. That means good insulation, low energy bills, parking nearby and floor plans that work for families: three or four bedrooms, a garden, often an attic that can become a home office or a guest room. Compared with a 1930s house in the old city, you spend less on maintenance and you usually get a better energy label, which also helps your mortgage.

2. In the middle of the country

Utrecht is the rail hub of the Netherlands. Leidsche Rijn has its own stations (Utrecht Leidsche Rijn, Utrecht Terwijde and Vleuten), and Utrecht Centraal is a few minutes away. From there you reach Amsterdam in under half an hour and Schiphol Airport in roughly 35 to 45 minutes door to door. The A2 and A12 motorways are right next to the district, which matters if your office is in Amsterdam, Eindhoven, Den Bosch or Amersfoort, or if your employer moves you to another location.

3. Made for families

The Máximapark, one of the largest city parks in the country, lies in the middle of the district. There are playgrounds in every neighbourhood, safe cycling routes to school, swimming at the Haarrijnse Plas, sports clubs for football, hockey, tennis and swimming, and cricket clubs elsewhere in Utrecht. Leidsche Rijn Centrum, opened in 2018, has the shops, restaurants, a cinema and a train station in one place.

4. Schools and childcare

There is a wide choice of Dutch primary schools, and many of them are used to children who start without speaking Dutch. Young children usually pick up the language within a year. If you prefer international education, the International School Utrecht offers the full IB programme (primary, middle years and diploma). It is currently located at Van Deventerlaan on the west side of the city, close to Leidsche Rijn, and a new campus at Utrecht Science Park is planned to open in 2027.

5. An international community that already exists

You will not be the only newcomer in your street. Leidsche Rijn has a large international community, and in our own practice Indian families are by far the largest group. That shows in daily life: Diwali and Holi celebrations, WhatsApp groups per neighbourhood, Indian groceries available in Utrecht and delivered by online Indian supermarkets, and colleagues from the same company living around the corner. Newcomers often hear about the area from a friend or colleague who already lives here.

6. A home that keeps its value

Utrecht is one of the fastest-growing cities in the Netherlands and demand for family homes stays high. Nobody can promise what prices will do, but a modern family home close to a station, schools and a park is the type of property that stays in demand, also when you sell or rent it out later.

Which neighbourhood fits you?

Terwijde and Het Zand: close to the station and Leidsche Rijn Centrum, popular with commuters.
Parkwijk and Langerak: the oldest parts, mature green streets, close to the city centre.
Vleuterweide: the largest neighbourhood, with its own shopping centre, many family homes and Vleuten station nearby.
De Meern and Veldhuizen: village feel, quick access to the A12.
Leeuwesteyn, Rijnvliet and Haarzicht: the newest areas, with very energy-efficient homes.
