Buying makes sense when you expect to stay at least three to five years, you have a permanent contract or a statement of intent from your employer, and you have savings for the buying costs. Your monthly payment then builds up equity, the interest is tax-deductible and your housing costs are fixed for as long as you fix your rate.

Renting makes sense when you may leave within two years, your contract situation is still uncertain, or you do not yet know in which part of the region you want to live. The buying costs of 4% to 6% need time to earn themselves back.
